Project Overview:
Conversion of a completely empty shell into a high-visibility eyeglass boutique featuring custom millwork displays, on-site optical exam rooms, and a cashwrap with integrated POS and lens consultation area. The scope balanced premium finishes with back-of-house elements to support daily patient flow and retail sales.

Existing Conditions:
• Ground-floor tenant space in mixed use buildings. Located in active neighborhoods.
• Existing sprinkled space with house lighting and limited electrical and HVAC capacity.
• Existing storefronts that were outdated and inadequate for high-end glass sales.

Project Scope:
• Complete demolition of interior elements including interior partitions, flooring, plumbing, electrical and mechanical systems.
• Framing and drywall for new exam rooms, offices with interior vision panels and new retail area.
• Installation of acoustical ceilings and LED lighting systems
• Custom storefronts with specialty glass that reduced glares and light distortion. New glass entrance door with “buzz-in” locking.
• New MEP systems to accommodate comfortable heating/cooling levels in a high traffic space.
• Sprinkler head relocations per new ceiling plan; coordinated with special inspections.
• Plumbing for handwash in exam room and staff sink in back-of-house.
• New private restroom with updated finishes and fixtures.
• New exam room with acoustic doors and STC-rated partitions for patience privacy.
• New ceiling track lighting for display illumination • New hardwood flooring throughout built to withstand heavy traffic.
• Eyewear display cases with lockable storage, integrated LED shelf lighting, and mirror panels
• Central consultation stations with undercounter power/data and concealed cable management.
• Coordination of IT and security infrastructure
• Compliance and approvals for various city requirements. DOB; Special Inspectors; Accessibility, FDNY and Energy codes.
